T-Ross Brothers Construction completed a large-scale renovation and exterior improvement project at Marion Terrace Apartments in Hanover Township, Pennsylvania. The multi-building rehabilitation focused on improving energy efficiency, exterior durability, weather protection, and the overall appearance of the apartment community.

The project involved extensive upgrades across approximately 200 apartment units and multiple residential buildings throughout the property. Work included the removal and replacement of existing windows, installation of new exterior weather barriers, siding improvements, trim upgrades, soffit construction, and coordination with new split-system air conditioning installations.

A major portion of the renovation centered around installing new Energy Star-rated vinyl windows throughout the complex. Existing windows and screens were selectively removed and replaced with modern energy-efficient systems designed to improve thermal performance and occupant comfort. The scope also included flashing installation, insulation improvements, interior finish repairs, and code-compliant bedroom egress window upgrades.

Exterior renovations included the installation of HardiePanel fiber cement siding and trim systems across multiple apartment buildings. Existing siding, fascia components, and deteriorated materials were removed and replaced with upgraded exterior systems designed to improve durability and long-term performance. The work also included weather barrier installation, flashing integration, trim work, repainting, and restoration of building-mounted fixtures and components.

T-Ross Brothers Construction also coordinated work associated with the property’s HVAC modernization efforts. This included removal of through-wall air conditioning units, patching and finishing of both interior and exterior wall systems, insulation repairs, soffit construction to conceal mechanical systems, and restoration of finishes throughout occupied residential units.

The renovation required careful coordination across occupied apartment buildings while maintaining safe and functional living conditions for residents throughout construction. The scope involved sequencing work between trades, protecting existing finishes, coordinating permits and inspections, and managing phased construction schedules across the property.
